Bit Digital, Inc. has secured a lease-to-own agreement for a 202,000-square-foot site in Saint-Jérôme, Québec, to develop a Tier 3 data center supporting its 5MW colocation contract with artificial intelligence (AI) infrastructure firm Cerebras Systems.
Bit Digital, Inc. (Nasdaq: BTBT) is expanding its footprint in Canada with a lease-to-own agreement for a 202,000-square-foot site in Saint-Jérôme, Québec, to develop a Tier 3 data center. This facility will also support a 5MW colocation contract with artificial intelligence (AI) infrastructure firm Cerebras Systems.
Cerebras (NYSE: CRBR) is known for its advanced AI chips and systems, and this partnership marks a significant deployment of Cerebras’ technology in the Canadian market.
The initiative follows Cerebras’s five-year agreement with Bit Digital for five MWs of colocation capacity, as announced in February.
The integration of Cerebras’s AI systems is expected to commence in July 2025.
The 7.7-acre property, named MTL-3, will begin with the contracted capacity covered by a 20-year lease and two five-year extension options.
Whitefiber, a subsidiary of Bit Digital, will handle the construction and build-out, valued at approximately CAD $55 million ($40 million USD).
Within 12 months of the lease commencement, Whitefiber will obtain a fixed-price purchase option for the property.
Cerebras will have the right of first refusal for any additional capacity at the MTL-3 site, further expanding the partnership.
The partnership spans both entities' strengths, with Bit Digital bringing its experience in large-scale data center development and energy management.
Cerebras will contribute its cutting-edge AI chips and systems, designed for rapidly processing vast amounts of data used to train AI models.
The focus on AI marks a shift for Bit Digital, recognized for its Bitcoin mining activities and HPC infrastructure across the U.S., Canada, and Iceland.
This pivot aligns with broader trends in the industry, as many mining companies are now diversifying into HPC and AI ventures to generate additional revenue streams and capitalize on the rapidly growing demand for AI technology.
